Occupella is operated by Oscar Ventures LLC. Running the service means other companies handle some of your data on our behalf — hosting it, storing it, answering a question about it. This page names every one of them, says what it does, and says what it can see. It is the specific version of the "service providers" sentence in our Privacy Policy.
1. Where your data actually lives
- Supabase — the database, sign-in system and file storage behind the whole product. Sees everything the service holds: accounts, the property/lease/resident records synced from your property-management system, chat history, and uploaded documents. Privacy
- Render — hosts the application server and the background worker. Customer data passes through it in transit and in memory while a request is being served. Privacy
- Vercel — hosts and delivers the web application itself. It serves the page and the code; it is not where your records are stored. Privacy
2. The assistant
- Anthropic — the language model behind every answer, summary and drafted message. Sees the text of your conversations and the records the assistant looked up in order to answer. Privacy
- Voyage AI — turns saved notes and facts into the numeric form that makes them findable later. Sees the text of what the assistant remembers. Privacy
- Tavily — public web search, used when a question needs something from the open internet. Sees the search terms, not your records. Privacy
- Browserbase — the hosted browser the assistant reads public web pages in. Sees the addresses it is asked to open. Privacy
3. Messaging, calls and payments
- Twilio — delivers text messages and handles phone calls. Sees recipient phone numbers, message content, and call metadata including voicemail recordings and their transcripts. Privacy
- Stripe — subscription billing. Sees your billing contact and payment details; card numbers go to Stripe directly and are never stored by us. Privacy
- Composio — brokers the connection to Google Workspace when you choose to connect Gmail, Calendar or Drive. Sees the content the assistant reads from or writes to those accounts. Privacy
4. Keeping the service working
- Sentry — error monitoring. Sees crash reports, which can include the page you were on and technical details of the failure. Privacy
- PostHog — product analytics: which features get used. Sees usage events and account identifiers, not your property records. Privacy
- Langfuse — records what the assistant did during a turn so we can debug a wrong answer. Sees prompts and model responses, which include the records used to answer. Privacy
- Apollo — tells us which company a visitor to our public marketing site is from. Sees the IP address and page path of people browsing occupella.com. It is not used inside the product and sees nothing about your account; it is listed here because it is a third party that receives an IP address, and a list of those that omitted one would be the wrong shape of list. Privacy
5. Maps and addresses
- United States Census Bureau — the public, keyless geocoder that turns a property address into coordinates. Receives the address being looked up.
- OpenStreetMap — the map imagery behind any map shown in the product. Receives the map area being drawn, not the address. Privacy
6. Systems you connect yourself
These are not our subprocessors — they are your own accounts, connected by you and disconnectable by you at any time. We name them because your data moves between them and us.
- Buildium — your property-management system, and the source of the property, lease, resident, vendor and financial records Occupella works with. Disconnecting it deletes our copy.
- Google Workspace — Gmail, Calendar and Drive, reached only after you authorize it and only for the features you use.
7. Changes to this list
We update this page when a subprocessor is added or removed, and change the date at the top. If you want to be told in advance rather than find out here, email team@occupella.com and we will add you to the notice list.
